Landlords: What insurance do you use?

This is a serious question. The market seems to prefer Terri Scheer or EBM, but are there any other alternatives? Both of them tend to charge quite a lot. Any ideas?

I am not someone who has ever claimed anything from insurance. But just want to be protected in case tenant stops paying rent, accidentally causes significant damage ($4000+) or some crazy natural disaster occurs.

Any thoughts?
