Bushfire overlay significance in Melbourne greener areas?

I am curious to know everyone's thoughts about bushfire overlays in Melbourne. We are hoping to buy a land and build our dream house and looks like all green areas in Melbourne far east and north east have this overlay (Eltham, Diamond creek, Warrandyte, Wonga park, Olinda, Montrose, etc). I am shocked but not surprised as it seemed obvious, but I didn't really expected given the price tags and popularity of the areas. I feel we never going to be able to find a place to live in with the increasing home prices and climate changes on top of that. Are we overthinking it?
