Is this a scam? "Fueling Profits or Losing Ground" ?

So, I have a plot of land, around 40 cents, located right in front of the main road. Since it's in a prime location, it's quite expensive. A Hindustan Petroleum franchise, through a private individual, has approached us to rent the land for 20 years, offering 50k per month. While 50k per month is a significant amount, I’m unsure how legitimate this deal is. Does anyone have any insights on this? I don’t have much knowledge about such agreements. Also, after 20 years, will the land still be useful? I’ve heard that they might make it unusable by then. Another concern is whether they could legally claim ownership of the land after using it for 20 years. I’ve come across this possibility somewhere, but I’m not sure if it’s true. Can anyone clarify? Right now, we haven't done anything with the property—it’s just sitting there. Additionally, is running a petrol bunk profitable? This discussion got us thinking about building our own instead. What are the pros and cons of that? Feel free to share your suggestions and ideas. Thanks!
