Realtor misrepresented size of house?

My wife and I recently took possession of a 2021 built house in Ontario (we are second owners after the builders). The selling realtor and the listing advertised 2300 square feet for the two storey. Today out of curiosity since we plan to finish the basement, I stopped at the builder's show home and got a copy of the original builders floorplan, which advertised only 1947 square feet. Note we also used the same realtor to buy the place. I will measure myself tonight to confirm, and will be speaking with my lawyer tomorrow. If these are indeed the facts, is it reasonable to pursue legal action against the brokerage or realtor for compensation?

EDIT: Thanks all for your thoughts. Bummer situation, and likely not worth the hassle of a law suit likely to fail. I did measure myself, and was generous with the walls and exterior, and I calculate 2035 sqft (excluding attached garage and basement, as you should). I did speak with a real estate lawyer family friend from Alberta, he said there could be some potential to push the brokerage with the threat of reporting to RECO or such, but obviously not likely to get anywhere. I guess the good news is that we do enjoy the place anyways, that's why we bought it, but it's a bummer thinking about the difference in area comparables. Live and learn, buyer beware, even when signing a professional realtor there don't seem to be many guarantees.
