Transferring millions to the seller

I am buying a lot for my gf, and her mother as well, since it is bigger than 5 hectares. Am a bit worried about transferring the money directly to the seller. In Norway we would transfer it to the broker, who would then release it to the seller once all the paper work is completed. Does anyone know a professional in Palawan that can help me with this? Not sure if it would be realtor, broker or lawyer.
