Income from Vacant Subdivision Ideas

My business partners and I found a gem of a property. It’s been platted as subdivision. It has paved roads and underground utilities. It’s in the mountains with 100 mile views and about 30 from a happening town. We want to develop it, but are not sure we want to go down that road due to lack of experience. However, we’d like to maybe make income with it without flipping it (may end up doing it). One of my thoughts is to ground lease the lots for tiny home rentals. There’s 8 lots ready to be developed and each are 1.5 to 2 acres each. However there’s 54 acres surrounding it. It’s very peaceful and quite. Is that something people do that want to have an Airbnb, but don’t have the land do. Or any other ideas?
