Rizal vs Batangas
Any ideas/opinions on the market value trends in the next 3-5 years, for farm lots in Batangas and Rizal areas? Which one is poised for more growth, do you think?
Context:
I am looking to buy land with what little savings I've scraped up after 10 years of being in the workforce.
I don't want to just stick my money into the bank; I dabbled with stocks and funds but I'm not really built for the high-risk, high-reward investment model-- and frankly, my brain turns to soup when I try to learn about market dynamics.
My mom suggests I put the money in a Pag-IBIG MP2 account. I'm tempted, but even with the high dividend rate of 7.03%, I feel like I'm not comfortable with 5 years of not being liquid.
So my dad suggested I put the money on good old solid land..which, as he says, never decpreciates, only appreciates in value.
But where to buy land? Definitely outside Metro Manila. I am also counting Cavite, Laguna, and Pampanga out because I feel like they are already/about to be saturated in the next couple of years.
So I looked farther to the south and to the east. I am looking at properties outside the capital cities, but near enough. Land that are currently selling at 1k to 2k per sqm.
